The Tropika @ Bukit Jalil selling well despite the on-going pandemic

Berjaya Land (BLand) Berhad's nature-inspired mixed development in Bukit Jalil called The Tropika is selling very well in spite of the on-going pandemic and slow economy.

The RM781 million project, developed by Berjaya Hartanah Berhad, a subsidiary of BLand, the pioneer developer in Bukit Jalil offers modern amenities nestled amid lush greenery, and this makes it one of the few developments in Klang Valley which such an unique and natural offering.

Occupying a 2.6ha freehold parcel, The Tropika has a total of 868 apartment units spread across four towers, with four types of specially designed units. There are Type A, Type B, Type C, and Type D units measuring 732 sq ft, 974 sq ft, 1318 sq ft, and 1251 sq ft respectively, offering an easy entry point for middle-income home buyers.

So far BLand has launched Tower A and Tower B and both have garnered significant sales. Tower A with 229 units was launched February 23, 2019, and recorded a 65 per cent take-up back then. The units range from 732 sq ft (two-bedroom) to 1,318 sq ft (three-bedroom).

The launch price starts from RM575,800 for the smaller units to as high as RM1.03 million for the bigger apartments. The price, which is at an average of RM720 psf is considered reasonable compared with projects by other developers in the neighbourhood that offer less in their developments.

The most pleasant part about The Tropika is that there are only five to seven units per level, providing privacy to the residents.

The project has a commercial component making it a valuable and complete development for the residents. The commercial space comprises a 23,695 sq ft grocer (Jaya Grocer), two-storey dual frontage shop office ranging from 3,316 sq ft to 3,814 sq ft, and retail space ranging from 752 sq ft to 1,677 sq ft.

Another interesting feature which is attracting home buyers to The Tropika is the unique 1.17ha full-fledged deck that comes with 68 types of facilities grouped under eight lifestyle categories that you see in no other development.

One of the best landscape feature on the deck is its biophilic design, which is a rare sight in other projects as the investment is a lot. The biophilic design focuses on connecting a building's occupants with nature. The deck will resemble a forest canopy where the uppermost branches of the trees avoid touching one another — a phenomenon known as crown shyness — thereby creating channel-like gaps.

Successful take-up and price appreciation

BLand chief executive officer Syed Ali Shahul Hameed told NST Property that The Tropika has attracted young families and the millennial generation.

Syed Ali said it aims to launch Tower C in April and Tower D at the end of this year, depending on the market situation and the pandemic.

The launch price for Tower C range from RM732,800 to RM1.314 million, while Tower D is between RM779,800 and RM1.391 million, he said.

"We develop innovative products and comfortable living spaces that cater for multi-generations. The Tropika provides residents with a sense of urban living amid lush greenery. Residents can live at a leisurely pace within this sanctuary," he said.

Syed Ali said Bukit Jalil is still one of the most sought-after neighbourhoods in Kuala Lumpur by owner-occupiers and investors as they see great growth potential in the area.

He said despite the on-going pandemic, there is an influx of interest from home-seekers and investors looking for a safe haven.

Bukit Jalil is one of few areas in Kuala Lumpur where property prices have been stable or increasing marginally amid the current soft market conditions.

Berjaya Group entered Bukit Jalil about 20 years ago. At that time, the area was all jungle. Berjaya bought about 162ha and developed the golf course first, and later launched bungalow lots, which were selling below RM100 psf. Today, the bungalow lots are transacting at slightly above RM700 psf.

The group then launched the Arena Green apartments at RM99,000 for a 1,000-sq-ft unit, which in the current market, has more than tripled in price.

Other projects that followed with significant price appreciation over their launch price are Savanna, Savanna 2, Covillea, KM1 East, KM1 West, Greenfields, Green Avenue, and The Link Business Centre.




Green Avenue, completed in 2003, sold an apartment unit with the build-up of 1,080 sq ft at RM90 psf, and the current market price is RM450,000. KM1 East with 202 units ranging from 1,335 sq ft to 2,021 sq ft sold at RM650 psf. Today in the market the units, which were completed in 2016 are worth RM770,000 to RM1.52 million.




KM1 West, comprising 350 units was completed in 2014. The units, ranging from 1,335 sq ft to 1,508 sq ft sold at RM450 psf, and the market price today is between RM830,000 and RM1 million.

"All the properties have done very well. If you bought a unit in Bukit Jalil 10 to 20 years ago, you would be doing very well today. There is a fairly nice increment in selling price and rental despite market uncertainties," Syed Ali said.

Syed Ali expects The Tropika to also have a fair increment in selling price in the secondary market.

The Tropika is slated for completion in February 2023 while the commercial development is expected to be completed by December this year, with Jaya Grocer commencing operations next year.

BLand still has around 5ha of undeveloped land bank in Bukit Jalil and there is a plan to develop an RM2 billion healthcare hub on it. If the healthcare plan materialises soon, it will complement the overall development, setting a new pricing benchmark.

Strategic location
The Tropika is located opposite the Bukit Jalil Golf & Country Resort and next to the Link 2.

There is easy access from the project to major highways such as the Damansara-Puchong Expressway (LDP), Puchong-Sungai Besi Highway, Shah Alam Expressway, Maju Expressway (MEX), and New Pantai Expressway.

The Tropika is also well-served by public transportation, including the Rapid KL bus and Light Rail Transit train services.

It is also within close proximity to various established educational institutions such as SJKC Lai Meng, International Medical University, and Asia Pacific University, as well as sporting and recreational facilities such as the Bukit Jalil Complex, the Bukit Jalil Recreational Park, and the Bukit Jalil Golf & Country Resort.
